I hear that those of you up north are experiencing cold, snowy weather while here we are soaking ourselves in the sun and the turquoise waters of the Caribbean Sea. All of us at www.sunshine-properties.com are looking forward to welcoming you to our Friendly Island of St. Maarten.

St. Maarten by the way is now a country within the Kingdom of the Netherlands. This brings many changes for us like the fact that federal tax which were previously sent to Curacao, will now come directly here which permits future improvements of our infrastructure, social and educational systems. Several road expansion projects have been planned to alleviate the traffic, situations. Some are just about to commence, such as the bridge for Simpsonbay over the lagoon towards Port de Plaisance

Cruise ships and Airline tourism have increased; mega yachts and smaller craft on both sides of the Island are moving in and out of the lagoon in record numbers. Shocked

The Princess Juliana Airport: The extension towards the lagoon and the access infrastructure are finally finished. During the Christmas holiday period our Airport (which is the third largest in the Caribbean) could not accommodate the demand for parking private jets. Shocked

Recently some good new restaurants have opened in Simpson Bay. Reservations are recommended!

· The Garden: located opposite Pineapple Pete’s offeres elegant inside and garden terrace dining with continental cuisine.

· Mooi: at the fabulous new Puerta del Sol shopping complex tempts you with international cuisine in a casual, cafe style atmoshpere.

· Patagonia: is also at Puerta del Sol. Here you can enjoy the finest Argentinean and international dishes. The Paella is superb, the New York Times raves about it. This restaurant is highly recommended for its standard of cuisine, service and romantic ambiance.

· Le Carousel: is for those with a sweet tooth and especially for lovers of ice cream. This Italian gelateria offers fabulous homemade ices and ice creams in wonderful surroundings complete with a genuine “Carousel” offering fairground rides for children of all ages!

Project developments here have generally slowed down. The finishing touches are being applied to the Caravanserai , Blue Marine and Porto Cupecoy developments. The super elegant Blue Mall is planning to open in the latter part of 2011. It will feature the most select international designer boutiques complemented by numerous eateries and night time entertainment. Above are several floors of spacious luxury condominiums with tasteful Italian finishing’s. The views from the rooftop swimming pool and gym are breathtaking.

The Las Brisas project is situated adjacent to Port de Pleasance and is also nearing completion. It is a small gated condominium complex complete with its own private marina. The superb architectural design creates a unique space and ambiance. Only a couple of these exceptional units and boat docks remain for sale.

In general, the real estate market here is improving this season and remains solid. This is largely due to our international clientele and easy accessibility by flights from the Americas and Europe.

This year a few very nice new homes have been constructed; check out Villa Esmeralda! There are some good condo deals available in gated communities in places like Blue Marine, AquaMarina and Porto Cupecoy.
